Rules & Regulations
Morro Bay RV Trailer Park and Apartments · 425 Bonita Street, Morro Bay, CA 93442
These rules and regulations are intended to ensure the safety, enjoyment, and harmony of all residents. It is essential for all residents to comply with these rules. Violations may result in warnings, fines, or eviction.
1. Occupancy
- Only fully self-contained and operational RVs are allowed within the park.
- Maximum R.V. size is 8' x 35'.
- R.V.s must be maintained in working condition (movable in case of emergency).
- Management reserves the right to remove the R.V. if it is not maintained.
- If there is a sale or change in title of the R.V., the R.V. must be removed from the Park.
- The name/address of the Park shall not be used for advertising R.V.s, vehicles, or other merchandise.
- Rent is due on the first day of every month. A $5.00 per day late fee applies if rent is not received and postmarked by the 5th of the month.
- There is a $25.00 fee for non-sufficient fund (N.S.F.) returned checks. After the second occurrence, only money orders or cashier's checks will be accepted.
- Each site is designated for one RV and one vehicle.
- Each space is rented to a maximum of two individuals.
- No subleasing or assigning of spaces or apartments.
- Visitors and guests must register with the park manager. Overcrowding is NOT permitted.
- No guests are allowed without the owner present.
- No guest may bring pets to the Park.
- Guests can stay 3 days maximum per month.
2. Site Maintenance
- Keep your site clean and tidy, including the area around your RV.
- Store personal belongings within your designated site and not in common areas.
- Dispose of trash in designated containers and follow recycling guidelines.
- Keep the site free from debris, hazardous materials, and excessive vegetation.
- On July 15 of each year your site is inspected. If not maintained, management will arrange cleaning and the tenant will be charged $50.00. Written notification will be submitted to the tenant.
- Maintain your RV and associated equipment in good working condition.
3. Noise and Conduct
- Respect quiet hours (9am to 9pm) designated by park management.
- Avoid excessive noise and disturbances that may disrupt the peace of other residents.
- Use of external speakers or musical instruments should be limited to reasonable volumes.
- Maintain courteous behavior and respect fellow residents and their property.
- Children should be supervised and not cause disruptions to others.
- Parents are liable and responsible for children's acts of vandalism, defacing, or destroying Park property. Parents will pay for all damages.
4. Parking and Vehicles
- Park only within your designated site, without blocking roads or obstructing other vehicles.
- Observe the posted speed limits and drive carefully within park premises.
- Avoid parking non-RV vehicles, boats, or trailers in non-designated areas.
- Repair or maintenance of vehicles must be conducted off-site.
- Follow any additional parking regulations provided by park management.
5. Pets
- Observe any specific pet regulations set by the park management.
- Keep pets on leashes and clean up after them promptly.
- Prevent excessive barking or other disturbances caused by pets.
- Ensure pets are up to date on vaccinations and have proper identification.
- Aggressive or dangerous breeds may not be allowed, per park policies. Pets must be less than 25 pounds.
6. Facilities and Amenities
- Use Park facilities and amenities responsibly and in accordance with posted rules.
- Children should be supervised while in the park and stay out of the driveway.
- Follow any additional rules specific to individual facilities, such as laundry or shower areas.
- Report any damage, malfunction, or safety concerns to park management promptly.
7. Compliance and Enforcement
- All residents are expected to comply with local, state, and federal laws.
- Park management reserves the right to enforce rules and regulations.
- Violations may result in warnings, fines, suspension of privileges, or termination of tenancy.
Lessee Acknowledgement
By signing the lease agreement, Lessee acknowledges that he/she has read, understands, and agrees to the following:
- All park rules and regulations.
- Rent is paid the first of each month. Payments not received by the 5th of the month incur a $5.00 per day late fee.
- $25.00 fee for checks returned N.S.F. or dishonored for any reason.
- Give a 30-day written notice prior to moving out, as of the 1st of the month.
- Agree to have deducted from the security and cleaning deposit reasonable labor and material costs for removal of personal property, cleaning, and repairs if necessary.
- The security and cleaning deposit will not be returned until after vacating the premises, but no later than 2 weeks.
- In the event suit shall be brought relating to the terms contained in this agreement or the breach thereof by Lessee, the Lessee shall pay all court costs as well as reasonable attorney's fees to be fixed by the court.
